What to Pull Together Before Listing a Ski-Town Condo
A guide for sellers on the documents and details that matter most when listing a condo near the mountain in Flagstaff.
Condos near the mountain get sold on the view and the ski access, but they get bought on the paperwork. Before a buyer ever walks through the door, they are going to ask questions that a seller cannot answer from memory. It helps to have the file ready before the first showing rather than scrambling for it after an offer comes in.
Start with the HOA documents. Get the current dues, but also pull the history. What have dues done over the past five years. A buyer wants to see a pattern, not just a snapshot. If there have been special assessments, have that paperwork ready too, along with any planned capital projects the association has already voted on.
Rental restrictions come up in nearly every conversation with a buyer. If the unit is used for short-term rental, or the owner has assumed it could be, get the actual governing documents that spell out what is and is not allowed. Do not rely on what the last owner told you, or what a neighbor mentioned once. Buyers want the rule as written, not as remembered.
Road and access maintenance is another detail that gets asked about often. Is the access road maintained by the county or by the association. This affects winter reliability and who to call when the road needs plowing. Have this documented rather than left to assumption.
Storage matters more here than in most markets. Gear needs a place to live, whether that is a dedicated locker, a garage space, or something built into the unit itself. Document what storage comes with the property and where it is located, since this is often one of the first things a buyer asks about after the view.
Putting this file together before listing does two things. It saves time during showings, since buyers get real answers on the spot. And it builds trust, because a buyer who sees organized paperwork assumes the rest of the transaction will run the same way.
